A family-owned business since 1948. The Constine family has over 75 years of experience in all facets of building, maintaining, and daily operation of manufactured housing communities. A number of successful business ventures have added to an interesting history, and has resulted in a diverse and dedicated staff.

In 1948, Lawrence and Clara Constine, grandparents of the current owners, opened a “trailer court” on the property where Woods and Fields West is located today. This smaller “court” expanded, improved, and evolved into Owosso Trailer Park. The next generation, Dale and Lorraine Constine, became the owners of this park and also established a successful RV sales business. They eventually sold the RV business and built an excavating and trucking company, what is now known as “Constine Gravel Company”.

The third generation purchased the business in 1987, expanding the trucking operation and adding aggregate mining to the Constine portfolio. Owosso Trailer Park East, the Krouse Rd. location, was developed and opened at this time. The names of the two communities were changed to “Woods & Fields Communities” in January of 2000 to more accurately reflect the transformation of the homes and the business.

In July of 2009, Constine Communities incorporated the manufactured housing and sales divisions, separating them from the mining and trucking businesses. Since this time Constine Communities has added the Maple Leaf and Northwoods Communities, each bringing their own unique character. Constine Communities has come a long way from the original “trailer court” of long ago.

Dawn Ballard
Dawn BallardOffice Manager

Dawn graduated from Corunna High School. She attended Baker College and earned a degree in accounting with a minor in computer information systems. Dawn taught several math, software, and intro to business classes at Baker College of Owosso. After working for Baker, she became the Staff Accountant at Woodard for about 2 years. Throughout her time working for Woodard, she was also employed through Robert Half, traveling all over doing various accounting jobs.

She started with, what was then called the Owosso Trailer Park, in February of 1996 as the receptionist. Dawn played a huge role as the Owosso Trailer Park expanded into Constine Communities, Inc, and our number of communities doubled in size. She is currently the Office Manager for CCI.

She has three children and seven grandchildren, as well as four great-grandchildren. She enjoys spending time with her friends, gardening, and traveling.

Randy Lawrence
Randy LawrenceSales Manager

Randy graduated from Ovid-Elsie High School in 1979. After high school, Randy took insurance classes at Michigan State University.

Prior to starting with CCI, he worked with Household Finance as the Assistant Manager doing consolidation loans. Randy started with Constine Communities Inc. in April of 2004 as the Sales Manager.

He married his wife Ester on December 9, 1995. With three children and 17 grandchildren, he stays busy. An avid outdoorsman, he enjoys hunting, camping, and boating. He is active in the Church of Jubilee in Owosso. He also enjoys spending time with his grandchildren.

Mackenzie Constine
Mackenzie ConstineSales & Marketing Coordinator

Mackenzie is a proud alum of Corunna High School, as well as a dedicated wife and mother of two.

She joined Constine Communities in 2019 as a part-time team member and has since grown into a dynamic, multifaceted role within the organization. Mackenzie oversees sales at the Northwoods Community, where she works closely with prospective homeowners to provide a smooth, personalized buying experience. She stages inventory homes to showcase their full potential, helping buyers envision themselves in each space.

In addition to sales, Mackenzie oversees all home remodel projects across the communities and leads the purchasing of new homes to be placed within them, ensuring quality, consistency, and market appeal. She also heads all marketing initiatives for Constine Communities, including social media management, advertising campaigns, and online branding strategies.

Richelle Watz
Richelle WatzAdministrative Assistant

Richelle is a graduate of Owosso High School and holds two associate degrees from Baker College – one in Applied Science and Medical Assisting, and another in Business. Before joining Constine Communities in 2019, Richelle built a diverse professional background that includes 13 years with ENT surgeons, running her own in-home daycare, and serving as a receptionist at a local salon.

Richelle has become a key member of our team. She plays a vital role in supporting daily operations across multiple communities, assisting with resident communications, coordinating move-ins and maintenance requests, and helping to keep the office running smoothly.

In August of 2019, Richelle married her husband, creating a blended family of eight. Outside of work, she finds joy in camping adventures, sunny days at the lake, spontaneous shopping trips, and making cherished memories with her grandkids and two beloved dogs.
